Steel and formwork mark the new bridge deck rising over the interchange. And past all of it, a Costco sign is already up on a building that isn't open yet. If you live in Springbank, you've probably stopped noticing the individual pieces and started treating the whole corner as one long construction season.
It isn't one project. It's at least three, running on three different clocks, and only one of them wraps up before the snow flies.
Two Deadlines, One Corner
The piece everyone's been waiting for is the most straightforward. Rocky View County issued a $25.8 million building permit in January 2026 for the 165,000-square-foot Costco warehouse at the corner of Highway 1 and Range Road 33, directly across from Calaway Park. The opening is expected this fall.
The road underneath it is a different story. According to Rocky View County's own project page, construction on the new bridge at the interchange started in November 2025, with substantial completion expected in November 2026, the same season Costco opens its doors. But that's just the bridge. The full slate of Stage 1 improvements, including road widening and connections back to the new structure, isn't expected to finish until fall 2027. And Stage 2, a second phase of roundabout lanes, is currently on hold while the county works out how to sequence it with Stage 1 without redoing work twice.
Put plainly:

- Full Stage 1 interchange work — expected fall 2027
- Stage 2 widening — on hold, no date set
That's a full year of overlap between shopping at the new Costco and driving through a construction zone that technically isn't finished yet.
Why Springbank Never Had a Corner Like This
To understand why this intersection is getting rebuilt from the ground up, it helps to go back to 2023, before a shovel had touched the site. In an interview with Retail Insider, Rencor Developments vice president Eve Renaud described the market this way: "there are no amenities. There are no services in Springbank right now." She estimated the surrounding area at roughly 35,000 residents without a real commercial center to call their own.
That's not an exaggeration if you've lived here. For groceries in bulk, dry cleaning, or a bank branch, the honest answer has long been Calgary. The two nearest Costco locations, Beacon Hill to the north and Buffalo Run to the south, both require a real commitment of a drive. Culture Alberta puts the savings in concrete terms: for Springbank acreage owners, the new location eliminates a 25 to 35 minute drive each way.
What's Actually Opening This Fall
Here's where it's worth slowing down, because "Bingham Crossing opens this fall" and "Costco opens this fall" are not quite the same sentence.
The full build-out is a 309-acre master plan that includes 270,000 square feet of open-air retail, dining, service businesses, and a 190-unit seniors housing complex. The Costco warehouse is the anchor, but it's not the village. According to Bingham Crossing's own spring 2025 update, leasing for the surrounding retail buildings, the shops and restaurants that would actually change a Tuesday evening for a Springbank household, is underway now, with tenant possession targeted for late 2026 into early 2027. Some outside estimates push the full retail opening closer to the third quarter of 2027.
That gap matters if you're expecting the whole corner to feel finished the moment Costco's doors open. It won't. What opens this fall is a warehouse. What was originally pitched as a walkable, village-like high street is still a year or more out, and this project has already slipped timelines before. Back in 2023, Rencor's own leadership was targeting a Fall 2025 opening for Costco, with Spring 2026 as a fallback. The actual date landed a full year past that original best case.
Roundabouts Because Residents Asked
Not every detail on this site has been decided by the developer alone. Bingham Crossing's own planning page notes that roundabouts were proposed instead of traffic lights in direct response to community input, on the logic that a roundabout keeps traffic moving instead of stacking cars at a red light.
The site's finer points are still being adjusted this close to opening. In June 2026, Rocky View County council approved relocating the Costco gas bar from its originally permitted spot to a different corner of the site, a change that came after the county's Subdivision and Development Appeal Board had already dealt with an appeal from two local Springbank residents over the original development permit. It's a small footnote in the larger project, but it's a reminder that people who live here have been weighing in on this corner for years, not just watching it get built.
What Doesn't Move: The Fall Fair
For all the grading and permitting happening at Highway 1 and Range Road 33, the community's actual gathering place hasn't changed addresses in decades. Springbank Park For All Seasons is holding its 54th Annual Fall Fair on Saturday, September 12, 2026, from 10 a.m. to 4 p.m., complete with a vendor market and the Agriculture and Horticulture Bench Show in the curling rink.
There's something worth sitting with in that contrast. The retail corner is being rebuilt from scratch, on a timeline that keeps shifting by seasons. The fair just keeps happening, the same weekend in September, the way it has for over half a century, without a building permit or a bridge deck in sight.
If You're Driving Range Road 33 This Fall
The practical version of all this: don't expect the construction to end when Costco's doors open. The bridge might reach substantial completion around the same time, but the wider interchange work runs another year past that, and the shops and restaurants that would make this feel like an actual town center are still working through leasing. If you're timing errands or just trying to avoid the worst of the roundabout grading, plan for at least one more full season of orange cones alongside the new store, not instead of it.
Springbank has waited a long time for a corner like this. It's arriving in pieces, on a schedule that only makes sense once you see all three clocks running side by side.
